Waverstraat 79-21079 VJ  AMSTERDAM

LOCATION, LOCATION, LOCATION
Close your eyes for a moment and you can almost hear it: a soft breeze rustling through the trees, the distant chime of a tram on Rijnstraat and the gentle hum of a terrace by the Amstel. Waverstraat is one of those streets that quietly slows the city down. A peaceful side street lined with classic Amsterdam School facades from the nineteen twenties, dignified yet welcoming. And still, within a few minutes you find yourself in the buzz of one of the most desirable neighbourhoods in town.

Around the corner you slide straight into Rijnstraat, packed with charming speciality shops, coffee bars, the butcher, the baker, the florist and that one Italian deli you simply cannot walk past. A few streets further and the Amstel river opens up in front of you, perfect for summer jogs or lazy afternoons sprawled on the grass with a good book. Amstel Park, Beatrixpark and Martin Luther King Park are all within a fifteen minute walk. Hungry? Pull up a chair at a neighbourhood favourite like Café Vrijdag or settle in at one of the cosy terraces around Victorieplein.

ACCESSIBILITY
Amstel station is just around the corner, you are on the platform in seven to ten minutes for intercity trains to Utrecht, The Hague, Schiphol and, why not, Eindhoven. Tram 12, metro lines 51 and 53 and a handful of bus lines whisk you to the city centre, the Zuidas or Amsterdam Zuid in no time. Prefer the car? Via Rijnstraat and the Berlage bridge you reach the A2 and A10 motorways within minutes. Equally handy for a quick weekend escape to Utrecht, the coast or the Veluwe.

LAYOUT
From the communal staircase you reach the apartment on the second floor. A small entrance hall divides the home into a logical floor plan, with living at the front and sleeping at the quiet rear. The living room at the front is wonderfully bright thanks to the large windows and offers plenty of room for both a generous dining table and a comfortable lounge sofa.

The separate kitchen sits next to the living room and is functionally laid out with the usual built in appliances. Cooking enthusiasts will enjoy the calm and overview, while those who prefer an open plan kitchen will instantly spot a fun renovation project. The separate bathroom at the rear comes with a shower, washbasin and a washing machine connection. The toilet is conveniently located in a separate space. At the back you find the bedroom, a quiet cocoon with French doors opening onto the balcony.

THE BALCONY, OH THAT BALCONY
South facing, sun filled from morning until evening. Picture your first cup of coffee with the scent of fresh bread drifting up from the bakery, your afternoon with a book as the sunlight crosses your face, your evening with a glass of wine to the muffled hum of the city. A balcony that is modest in size but generous in experience. Room for a bistro set, a couple of pots with basil and rosemary and, if you wish, a hanging chair to drift away in.

CONDITION AND POTENTIAL
The apartment has been lovingly maintained and carries the charm of a nineteen twenties building, with elegant window divisions and pleasant ceiling height. It is truly move in ready. At the same time it offers all the room you could wish for to stamp your own personality on it: open up the kitchen, create a stylish walk in closet in the bedroom or refresh the bathroom to your taste. A rare combination of moving in straight away and creating future value at the same time.
